Alongside his now business partners and neighbors, the two couples took on the tumultuous task of restoring a 120-year-old building and laying out the plans for what is now known as the new Summit House. Nepal has said the main objective is to project the country as an emerging destination for private sector investment and to highlight recent reforms in enhancing the investment climate and ensuring regulatory frameworks and support for foreign as well as domestic investment. There’s a new guard in malls,” said Chris Simms, the CEO and founder of Lazy Dog, which has around 50 ski lodge-themed restaurants around the country. Summit House also makes a conscious effort to consider dietary restrictions when creating their menu so those with food allergies or preferences of any sort can feel safe eating just about anything.

As U.S. malls race to reinvent themselves, they’re turning to sushi conveyor belts, craft-beer membership clubs and Korean barbecue to replace burgers and fries. Chick-fil-A closed its original location at Greenbriar Mall in Atlanta last year after 56 years. Chick-fil-A restaurants were only located in mall food courts for the company’s first 20 years. Many quick-service restaurants like McDonald’s and Chick-fil-A have closed mall locations. Food was long an afterthought at malls, and department stores were the primary reason shoppers visited.

Although critically important to both people and nature, our freshwater resources are at increased risk. Supreme Court’s Sackett decision last year, which dramatically reduced federal protections for wetlands in one of the largest judicial rollbacks of environmental protections in U.S. history. Despite this, Congressional Republicans are continuing a decades-long effort to undermine Clean Water Act safeguards. During a White House event on expanding access to care and other supportive services workers need to train for and stay in good-paying jobs, U.S. Secretary of Commerce Gina Raimondo announced that the Commerce Department will co-host a first-of-its-kind National Child Care Innovation Summit later this year. This historic partnership between IHS and BOR will support strategic collaboration to accelerate completion of Tribal facilities and more effectively promote awareness and access to resources available to Tribes.

Today’s announcement includes $700 million from IHS and $320 million from BOR to accelerate the delivery of drinking water and community sanitation infrastructure projects in Indian Country. In addition, IHS and BOR are announcing the signing of a Memorandum of Understanding (MOU) between the two agencies to leverage BOR’s engineering capacity to accelerate the delivery of Tribal water projects. Over 100 inaugural members from across the country have already signed on to support freshwater restoration in their communities, including ten states, eight Tribes, and 24 local governments. The event will bring together key public- and private-sector stakeholders to discuss the vital role of child care as economic infrastructure and work towards accessible, affordable, and high-quality child care.

It will also fortify a commitment to improve essential infrastructure, advance health equity and increase opportunities for communities to thrive. In a significant stride towards ensuring essential water and sanitation infrastructure throughout Indian Country, the U.S. This collaboration further supports President Biden’s Executive Order which directs federal agencies to work together to remove barriers and streamline Tribal access to resources. But the pandemic, over-building and a move by consumers toward discount and online shopping changed all that. As anchor department stores left malls, so did some name-brand chains like Ruby Tuesday, Chili’s, Applebee’s and others.

President Biden and Vice President Harris believe that every person should have access to clean drinking water and a healthy environment. Since Day One, the Biden-Harris Administration has worked to secure clean water for all, protect our vital freshwater resources, and ensure every community can count on water free of pollutants when they turn on the faucet. The Administration also recognizes that wetlands and other freshwater resources are critical in our fight against climate change. Throughout Earth Week, the Biden-Harris Administration will announce additional actions to build a stronger, healthier future for all. On Monday, President Biden announced the launch of ClimateCorps.gov as well as $7 billion in awards through EPA’s Solar for All program. Our nation’s lakes, rivers, streams, estuaries, and wetlands are fundamental to the health, prosperity, and resilience of our communities and are held sacred by many Tribal Nations.

Strong restaurants and entertainment options draw steady food traffic and can increase the amount of time a consumer spends in the mall, making them valuable to landlords and other mall tenants. Landlords are counting on emerging restaurant brands like Lazy Dog, Gen Korean BBQ and Postino Wine Café to draw customers back to malls. So-called “eatertainment” concepts such as Puttshack and Topgolf, which can extend the amount of time people spend in a mall, are expanding. One fast-growing chain targeted to families, Kura Revolving Sushi Bar, delivers plates to diners on conveyor belts as rolling robots serve drinks.

In fact, they’ve enlisted a staff member to helm the daily bread program and maintain the 25-year-old sourdough starter. They’re also grinding their own spelt flour sourced up the road from Castle Valley Mill in Pennsylvania. “We’re not trying to be avant-garde; we’re trying to work within a certain philosophy,” Baker explained to me over dinner. Impeccable service and high-quality cuisine are first to come to mind, but other, more modern-day elements to consider are things like design, layout, lighting and artwork.

More progressive cocktail iterations include the “Mule of the Moment” and the clarified piña punch—a riff on a tropical colada—made with plantation pineapple rum, velvet falernum coconut water, lime clarified milk and simple syrup. “The whole design idea was to pretend that Summit House had been here forever but it’s just been restored,” Baker said. The flag, Baker came to find out, was commissioned the very same year the building in which Summit House currently resides was built. So now we’re a New American restaurant with an old American flag [laughs].” Baker and his team even went as far as to craft the wainscoting from 200-year-old barn wood in order to preserve the building’s rustic integrity and give diners a sense of nostalgia.

The program will highlight and explore child care solutions, including creative care models and policies, emerging employer approaches, and public-private partnerships that can help address the child care crisis. The Summit will encourage action by the private sector as a partner and force multiplier to the public sector in establishing child care as critical infrastructure. Public Health Service (USPHS) Commissioned Corps to expand the skilled workforce needed to address these critical needs within American Indian and Alaska Native communities. The USPHS Commissioned Corps is one of the nation’s uniformed services located within the HHS Office of the Assistant Secretary for Health with oversight by the Office of the Surgeon General.

Not only was Summit House built to be structurally sound, but the executive team behind the restaurant is equally as stacked. General Manager Justin Lord comes to the restaurant from Per Se, where he spent his time as a sommelier working alongside Thomas Keller. Behind the bar is Bobby Frascella, former Iron Shaker competitor and manager of Summit House’s wine and beverage program. And in the kitchen is Chef Aya Hasegawa, who recently took the lead from Chef Martin Kester, both of whom came from Ninety Acres. Other speakers at the event included former Los Angeles public official Zev Yaroslavsky, now an adjunct faculty member at the Luskin School, who directs the Los Angeles Initiative and the annual Quality of Life Index. In other panel sessions, summit attendees heard about studies and policy proposals in climate resilience, governance and equity in transportation.

The amount of space dedicated to food in malls has grown from 5% in the 1990s to 15 to 20% today, according to Deloitte. Bass and her family were not harmed when a suspect gained access to Getty House, the LA mayor’s official residence on Irving Boulevard. These allocations align with recommendations from Tribal leaders, prioritizing projects that have progressed through planning phases and can seamlessly transition into the design and construction stages. The commitment to securing adequate funding for planning and design activities remains paramount.

Another inmate in the same unit reported hearing Epstein’s cellmate call for help and explain that Epstein tried to hang himself from his bunk-bed ladder, according to the report. In the special unit, staff were required to observe all inmates; conduct rounds and inmate counts; and search inmate cells, the inspector general’s report said. JPMorgan Chase will pay $290 million to settle a class-action lawsuit brought by abuse victims of disgraced financier Jeffrey Epstein, who died in 2019. In addition to “hundreds—and perhaps thousands—of sexually suggestive photographs of fully- or partially-nude females,” Assistant U.S. Attorney Alex Rossmiller revealed in a filing this week that the house also contained a massage table with sex toys and lubricant. Disgraced financier Jeffery Epstein’s Manhattan mansion has been sold to an unnamed buyer for $51m, which will directly benefit the restitution fund providing compensation for Epstein’s sexual abuse victims.

As Epstein’s property sits on the water, there was little question of whether the plot of land would lie vacant for long. After the mansion is razed, Glaser intends to build a new home on the lot and then resell the property. Town building codes prohibit demolitions during the busiest months of the winter tourist season — from the Monday before Thanksgiving to the end of March. The house stands on the opposite end of the Estate Section from Mar-a-Lago on one of the area’s famous “El” streets. Neighboring roads to the north and south are named El Bravo Way and El Vedado Road.

The late sex offender's New York City townhouse and Florida mansion were put on the market in July 2020 for a combined $110 million. A former Goldman Sachs executive has been revealed as the buyer of the Manhattan townhouse. Near’s data is notably missing any locations in Europe, where citizens are safeguarded by comprehensive privacy laws. From inside Epstein's enigmatic waterfront temple to the pristine beaches, pools, and cabanas scattered across his 71-acres of prime archipelagic real estate, the data compiled by Near captures the movements of scores of people who sojourned at Little St. James as early as July 2016. The recorded surveillance concludes on July 6, 2019—the day of Epstein’s final arrest.

Architect Ken Ungar, whose portfolio largely features high-end modern farmhouse-style residences, will design a home for the couple, Architectural Digest reported. Storied and Sordid: The History of Jeffrey Epstein’s Just-Sold Mansion

Two days before Epstein’s death, he met with attorneys at the corrections center, as he had on prior occasions, and signed a new last will and testament, according to the report. Officials at the corrections center said they were unaware of the new will until after Epstein’s death. He was placed in a special housing unit on July 7, away from the general population and kept locked in his cell for 23 hours a day, according to the report.

Publicly, Gates has been almost entirely out of the picture at Microsoft since 2021, following allegations that he had behaved inappropriately toward female employees. In fact, Business Insider has learned, Gates has been quietly orchestrating much of Microsoft's AI revolution from behind the scenes. Current and former executives say Gates remains intimately involved in the company's operations — advising on strategy, reviewing products, recruiting high-level executives, and nurturing Microsoft's crucial relationship with Sam Altman, the cofounder and CEO of OpenAI. In early 2023, when Microsoft debuted a version of its search engine Bing turbocharged by the same technology as ChatGPT, throwing down the gauntlet against competitors like Google, Gates, executives said, was pivotal in setting the plan in motion.

Newly released video shows what was inside Jeffrey Epstein's Florida mansion in 2005

At the time, he had pleaded not guilty to numerous charges and was facing up to 45 years in prison involving allegations of sex trafficking that dated to the early 2000s. The wealthy hedge fund manager, who once counted as friends former presidents Clinton and Trump, Britain’s Prince Andrew and lawyer Alan Dershowitz, died while in custody. Epstein purchased the 7,500-acre property in Stanley, New Mexico, from the family of the state's former governor Bruce King, expanded it to 10,000 acres, and named it Zorro Ranch. In addition to the 26,700 square-foot house, there is an airplane hangar and landing strip. Last week, the Santa Fe New Mexican reported that State Attorney General Hector Balderas had opened an investigation into whether Epstein had committed sex crimes at the ranch.

The report also noted that the video camera surveillance system in the special unit did not work — a long-standing issue in the detention center. While cameras provided live feeds to the staff’s monitoring stations, nearly all of the cameras in and around the special unit where Epstein was being housed stopped recording video in late July 2019 and were not working at the time of Epstein’s death, according to the report. Initially, Epstein told staff at the corrections center that his cellmate had tried to kill him, but later he said he did not know what happened and didn’t want to talk about his injuries.

On July 23, 2019, after an apparent suicide attempt, he was placed on suicide watch, according to the report. Epstein, 66, was able to kill himself amid lax oversight at the Metropolitan Correctional Center a little over a month after federal authorities took him into custody, Department of Justice Inspector General Michael E. Horowitz said in a report released Tuesday. Jeffrey Epstein, the financier accused of orchestrating a sex-trafficking ring involving girls, was able to kill himself amid lax oversight at the Metropolitan Correctional Center, according to a Justice Department report. The $51m sale of the Manhattan mansion earlier this week is already being transferred to the compensation program so it can “resume issuing new claims determinations”, per an email from one of the estate’s lawyers, Daniel Weiner. The fund has received more than 150 applications since beginning operations last June and has paid out $55m in compensation for an undisclosed number of victims. While in Epstein’s possession, a 2005 raid by Palm Beach Police on the 1953 six-bedroom spread revealed the innards of his sex lair, including sex toys, kinky photos and paintings of nude women on the walls.

Bookended to the west by the Frick Collection on Fifth Avenue and the 1810 St. James’ Church just across Madison Avenue in the east, is not usually the kind of place that FBI agents use a crowbar to access. According to Curbed, Straus died before the home could be completed and his heirs donated it to the Catholic Church. It was initially used as a hospital, and then a private school, before it was bought by Epstein's mentor, Leslie Wexner, for $13.2 million in 1989, which set a record for Manhattan at the time. Epstein obtained the house under what Curbed described as "vaguely suspicious circumstances" in 1998.

Palm Beach Sgt. Michael Dawson took the stand during Maxwell’s trial and said cops were looking for massage tables and oils and sex toys, as well as journals and correspondence, when they raided the home. The Little St. James report features five maps, one of which reveals locations of devices observed on the island over more than three years prior to Epstein’s arrest. Two of the maps indicate the inferred “Common Evening Locations” and “Common Daytime Locations” for each device that had visited the island.

The private islands that were a nexus in Jeffrey Epstein's depraved abuse and trafficking of young women and underage girls will be turned into a resort destination by a U.S. billionaire. Great St. James and Little St. James have been in limbo since Epstein's death in 2019. As of February, Epstein’s estate has contributed $55 million to an independent fund that goes to his victims, and more than 150 women have applied for payouts. But the administrator of the fund announced last month that the program was suspending payments because it was having trouble selling off Epstein’s illiquid assets, including his real estate. A group of victims and the government of the Virgin Islands countered by demanding a freeze on the estate’s assets, hinting that they think something irregular is going on.

Chris Pratt has drawn ire from architecture aficionados after news broke that the actor and his wife, Katherine Schwarzenegger, had razed a historic, mid-century modern home to make way for a sprawling 15,000-sq-ft mansion. But Diem Boyd, director of neighborhood watch group LES Dwellers, isn’t buying it. She points to the fact that one of the minority owners, Erik McManus, is still the same, and that the building is still racking up a slew of violations.

FBI analyst Kimberly Meder, who went through all the photos, testified Tuesday that some of the photos were of Epstein and Maxwell together, including one of her in a skimpy top, rubbing his feet aboard a plane. On the third floor, inside what looked like a dressing room, the agents found a safe stashed inside a closet — which they opened using a saw, Maguire told the jury. “As you sit here today, do you have personal knowledge of why there was evidence tape on these boxes? One of the snaps depicts a marble-walled room decked out with a massage table and a black desk. Hanging over it is a black-and-white portrait of Maxwell holding what appears to be a Yorkshire terrier dog.

Jane, who said she was sexually abused by both Epstein and Maxwell at the Palm Beach mansion, didn’t allege any improper behavior by Trump. But she wasn’t asked by Maxwell defense attorney Laura Menninger why Epstein took her to see Trump at Mar-a-Lago, his resort in Palm Beach. Juan Alessi, who worked at the Palm Beach home from about 1990 to 2002, made the startling claim on the fourth day of Maxwell’s child sex-trafficking trial in federal court in Manhattan.Alessi testified that he saw “many, many, many females,” at the estate. The Florida mansion of convicted sex offender Jeffrey Epstein was often teeming with topless young women and Ghislaine Maxwell was the “lady of the house” who  enforced his rules, a former property manager testified Thursday.

Weinstein has filed a notice of appeal in the Los Angeles case but has not filed an opening brief, so the district attorney could not comment on any specific issues the defense team intends to raise. The office said, however, that it was "confident" the conviction would hold up under appeal. The Los Angeles County District Attorney's Office said in a statement it was "saddened" by the New York appeals court's decision but noted, "The legal issues identified by the New York Court of Appeal are not present in the Los Angeles County case." Harvey Weinstein's 2020 conviction on rape charges has been overturned by the State of New York Court of Appeals, which ordered a new trial. Weinstein will remain behind bars since he was convicted in a separate case in California. Alessi said he was also tasked with having to clean the sex toys that were stored in Maxwell's closet.

Ghislaine Maxwell found guilty of helping Jeffrey Epstein sexually abuse girls

He has been sentenced to 16 years in prison for those charges, which he was expected to serve after his New York sentence. The trial came after media reports began to surface in late 2017 of misconduct accusations against Weinstein, and dozens of women came forward and accused him of sexual assault. "Although victims have lost this battle they have not lost the war," Allred said. "We will continue to fight for justice for victims both in criminal and civil cases until there is a fair trial not just for the accused but also for those who allege that they are victims of sexual predators." Lawyer Douglas H. Wigdor, who has represented eight Weinstein accusers, including two of the witnesses in the New York trial, called Thursday's decision a "major step back in holding those accountable for acts of sexual violence." The court found that the judge who presided over the disgraced movie mogul's case had made a mistake by allowing prosecutors to call witnesses whose accusations were not part of the charges against him, according to the 4-3 decision.

News of the sale comes less than a year after the islands were mentioned repeatedly by the U.S. Attorney's Office in New York in a sentencing memo seeking decades of prison time for Ghislaine Maxwell; she was sentenced to 20 years in prison for conspiring to sexually abuse minors. Virgin Islands, figured prominently in the civil and criminal cases against Epstein and his accomplice, Ghislaine Maxwell. That's especially true of Little St. James, where numerous young women have said in court papers that they were taken via private jet before being ordered to perform sexual acts with Epstein and other men.

Breaking ground at the beginning of the Great Depression, the house got off to what is in hindsight an ominous start. It was built by architect Horace Trumbauer for Herbert N. Straus, the son of Macy’s owners (and Titanic victims, whose death is depicted in the movie) Isidor and Ida Straus. The younger Straus died in 1933 and never lived in it himself; his heirs donated it to the Catholic Church in 1944, when work had still not been completed on it, and it became a hospital. The Birch Wathen School, a private academy that serves kindergarteners through 12th graders, bought the house in 1962, then sold it to Epstein’s mentor Leslie Wexner in 1989 for $13.2 million, which was at the time the highest-ever sale price for a  Manhattan townhouse. Despite dumping millions into subsequent renovations, Wexner never really lived in it either, and he and the house were featured in a 1996 New York Times story about rich people who buy homes they never use. Epstein acquired the house in 1998 under somewhat opaque, vaguely suspicious circumstances — it was placed in a trust he controlled jointly with Wexner, and the title was transferred for a price of $0 —  and moved in.

Biden disclosed classified materials, special counsel finds, but no criminal charges warranted

Epstein’s outlook worsened when a judge denied him bail July 18, 2019 — raising the prospect that he’d remain locked up until trial. Four days later, Epstein was found on the floor of his cell with a strip of bedsheet around his neck. In 2022, a federal judge sentenced Ghislaine Maxwell to 20 years in prison for her part in the sex-trafficking ring she helped Epstein run for a decade.

Robert F. Kennedy Jr. says he has qualified for California’s presidential ballot

While Gates has spoken about having spent time with Epstein, his name was not in the unsealed court records. The scale of Epstein's activities would require a host of participants and enablers — including those who didn't sexually exploit young women themselves, but instead helped Epstein maintain a sprawling enterprise of wealth and access that allowed him to live outside of the law. The allegations are extraordinary, as they claim acts of illegal sexual predation took place within an elite world of power and influence. For people following the story, the unsealed documents contain the most detailed allegations yet of how a trafficking ring intersected with the highest social circles. Horowitz called the Bureau of Prisons’ failures troubling not only because staff did not keep watch over a person in their custody, but also because Epstein’s death prematurely ended the process of criminal justice. The staff’s failures “effectively deprived Epstein’s numerous victims of the opportunity to seek justice through the criminal justice process,” the report said.

"Harvey Weinstein is a stone-cold predator. He's a rapist, twice convicted. Not once, twice," California Gov. Gavin Newsom said Thursday when asked about the New York ruling, CBS Sacramento reported. Virgin Islands, said he plans to build a "world-class destination" on the two islands. He pledged that the project will bring economic benefits to the region, while also respecting its local culture and natural beauty. Three other women are expected to testify against Maxwell at the trial in the Southern District of New York, which started Monday and is expected to last six weeks. Following Epstein’s 2019 arrest, Trump told reporters that he was “not a fan” of him. All of them say they were teenagers when Maxwell and Epstein lured and sexually exploited them when they were teenagers in the 1990s and early 2000s.

Previously, police had said a woman and 17-year-old male were being questioned. Last fall, Mayes charged two local officials who delayed the certification of midterm election results in 2022 in Cochise County. The officials voted against certifying the county’s election results by the statutory deadline after they aired baseless accusations about the integrity of the election for months. The county certified its election results only after a court ordered it to do so. The Arizona charges are the latest example of Trump’s efforts to overturn the 2020 election sprouting into legal cases during his 2024 bid to retake office. "We conducted a thorough and professional investigation over the past 13 months into the fake electors scheme in our state," Mayes said in a video announcing the charges.

He is also believed to be one of the unidentified co-conspirators special counsel Jack Smith described in his federal election interference indictment of Trump last year. In the 2020 trial, Weinstein, now 72, was found guilty of rape in the third degree for sexually assaulting an actress in 2013 and of committing a criminal sex act by forcing oral sex on a former production assistant in 2006. Virgin Islands government is due to receive half of the proceeds from the sale of Little St. James — and use the money to establish a trust to fund support services and counseling for victims of sexual abuse and human trafficking.

Prosecutors said Epstein's abuses spanned continents just like his splashy lifestyle, from his "Zorro Ranch" in New Mexico to properties in New York City, Palm Beach, Fla., and most notoriously, his own private island in the U.S. Epstein became a registered sex offender in Florida in 2008, after pleading guilty to state charges as part of his deal with the U.S. government. Lawyer Alan Dershowitz, who helped Epstein secure his controversial non-prosecution agreement in Florida, also appears. It's worth noting that in the years since some of the testimony was recorded, Giuffre, who had accused Dershowitz of sexually assaulting her, settled her dispute with him in 2022, saying that it was possible she was mistaken. Judge Preska eventually ordered many records unsealed in full, noting that in some cases, the people in question hadn't objected.

Our affiliate reports there are also nude photos of women throughout the house. In recent years, large banks such as JP Morgan and Deutsche Bank, both of which had dealings with Epstein, have agreed to pay hundreds of millions dollars to settle lawsuits related to Epstein's actions. The identities of many people who spent time with Epstein have long been shrouded by legal protections.

Also mentioned is Britain's Prince Andrew — who settled a case filed by Epstein accuser Virginia Giuffre in 2022, after denying having met her. Many of the most prominent individuals were already known to have links to Epstein because of previous court cases or disclosures in the media. Most of those publicly named have denied any wrongdoing or knowledge of Epstein's criminal activities previously. Before it became infamous as Jeffrey Epstein's house of horrors, 9 East 71st Street was a gilded mansion with an illustrious past. Accuser Jane said she was first approached by Maxwell and Epstein at the summer camp when she was 14 years old, Insider's Jacob Shamsian reported. The average home price in Palm Beach is more than $7 million, making it one of the most sought after areas to live in the US.

Strangely, over the course of nearly 90 years, Epstein is the only person who’s ever actually lived there. According to the New York City Medical Examiner's Office, Epstein hanged himself earlier this month while facing new criminal charges of sex trafficking. A federal judge is now expected to dismiss the criminal case against the disgraced financier. Roughly a month after his arrest on sex-trafficking charges in 2019, he died after being found unresponsive in his jail cell in Manhattan.

According to the Vista report, these metrics are meant to show visitors’ “most frequented location on weekdays” as well as weeknights and weekends. According to information released during a $100 million funding round in 2019, Near claims to have information on roughly 1.6 billion people in 44 countries. Near Intelligence’s maps of Epstein’s island reveal in stark detail the precision surveillance that data brokers can achieve with the aid of loose privacy restrictions under US law.

Mrs. Arable is Fern’s mother, who helps her take care of Wilbur when he’s a piglet. She wants her daughter to make friends with children her own age and not spend as much time with animals, though. Although it received less than ideal praise when it was first released, today, it is regarded as one of the best children’s novels ever written. It utilizes personified farm animals, including a rat, a spider, and Wilbur, the pig.

The moral of the story is that friendship knows no bounds. The farm animals work together, and the friendship truly blossoms between Wilbur and Charlotte. Additionally, Fern’s love of the animals, particularly in the first half of the novel, plays into this moral quite well. She declares that they are her best friends, rather than any children her own age she might know. These two central characters work together to save Wilbur’s life, crafting messages into Charlotte’s web, along with help from the other farm animals.

Plush Pig

While it has some more mature themes, its message of friendship, loyalty, and courage is appropriate for readers of all ages. Wilbur seems to be the only one on the farm who doesn’t realize that his owners are planning to slaughter him for Christmas dinner. Soon, summer arrives, and Fern continues to visit her pig friend.

B. White and illustrated by Garth Williams; it was published on October 15, 1952, by Harper & Brothers. The novel tells the story of a livestock pig named Wilbur and his friendship with a barn spider named Charlotte. When Wilbur is in danger of being slaughtered by the farmer, Charlotte writes messages in her web praising Wilbur, such as "Some Pig", "Terrific", "Radiant", and "Humble", to persuade the farmer to let him live.

When the novel begins, a young eight-year-old girl named Fern saves a runt pig on her parents’ farm. She stops her parents from killing the small creature, chastising them for wanting to kill an animal just because it’s smaller and weaker than its siblings. She names the pig Wilbur and takes care of him until he is too big. He’s sold to the Zuckerman’s who owns a nearby farm. They buy him for six dollars, and Fern visits him as often as she can.

fern charlotte web

Templeton helps Wilbur by finding materials for Charlotte’s web and by using his wily ways to trick other animals on the farm. Fern is the eight-year-old daughter of Mr. and Mrs. Arable, who saves Wilbur from being slaughtered when he is born. Fern is kind-hearted and loves animals, especially Wilbur. She immediately bonds with him and with the other animals on the farm.

Why is Charlotte’s Web important?

Obviously I had to topstitch all the things… you know me, I have no self-control when it comes to topstitching, and I think that for denim overalls it’s a detail that really makes the look. The pattern recommended a really interesting topstitch pattern on the patch pocket, which was really enjoyable to do. Whether you're a newbie or an avid reader, here at The Literary Lifestyle® you've found an authentic community dedicated to helping you relax, learn, and embrace a very cozy way of life. As a book blogger, I ALWAYS recommend you carry the actual book alongside your costume. One cute option here would be to carry a little basket with your Wilbur toy AND a copy of Charlotte’s Web.

Friends / Allies

While humorous and charming, the novel also contains important lessons. For example, Fern’s caring for Wilbur teaches her responsibility, and she realizes that if she stands up for what she believes in she can make a difference in the world. Charlotte and Wilbur’s friendship, despite their differences in nature, teaches tolerance. As he grows up, like any child, Wilbur learns to cope with fear, loss, mortality, and loneliness. Although a story of life and death, it is also full of warmth, with silly characters such as the geese and the snobby sheep.

He won’t be allowed to live out his days in peace, instead, he and the other farm animals need to find a way to prevent the Zuckerman family from slaughtering Wilbur at Christmas. They come up with a creative solution that changes the way the farmers see their animals. Templeton is a rat who lives in the barn where Wilbur is kept and is often considered to be the antagonist of the novel. At first, he appears selfish and unhelpful, but as the story progresses, he becomes an important ally of Wilbur.

Fern often sits on a stool, listening to the animals' conversation, but over the course of the story, as she starts to mature, she begins to find other interests. Charlotte’s Web, classic children’s novel by E.B. White, published in 1952, with illustrations by Garth Williams. The widely read tale takes place on a farm and concerns a pig named Wilbur and his devoted friend Charlotte, the spider who manages to save his life by writing about him in her web. This Charlotte’s Web Fern costume for women celebrates the timeless tale of friendship, compassion, and the magic of life’s simple moments. Step into the world of Zuckerman’s farm with grace and relive the heartfelt story that has touched generations of readers.

However, she visits him in Homer Zuckerman's barn often and even stays with him at the fair. Charlotte is a grey spider with a white streak on her back, is one of the main characters in E.B. Throughout the story, Charlotte and her friends Wilbur the pig, Templeton the rat, and the rest of the barnyard animals teach readers valuable lessons about friendship, loyalty, and the importance of being kind to each other. After a little girl named Fern Arable pleads for the life of the runt of a litter of piglets, her father gives her the pig to nurture, and she names him Wilbur.

Wilbur and Fern’s friendship begins when Fern, an eight-year-old girl, stops her father from unfairly killing the runt of their sow’s newest litter. Fern feeds the newborn Wilbur from a bottle, gives him carriage rides alongside her favorite dolls, and makes sure his every need is met. Their friendship is a true one, but because Fern is Wilbur’s first and only friend, he doesn’t know yet how very lucky he is to have her—or how her friendship literally saved him. Mr. Zuckerman took fine care of Wilbur all the rest of his days, and the pig was often visited by friends and admirers, for nobody ever forgot the year of his triumph and the miracle of the web.

Life in the barn was very good—night and day, winter and summer, spring and fall, dull days and bright days. Although he loved her children and grandchildren dearly, none of the new spiders ever quite took her place in his heart. It is not often that someone comes along who is a true friend and a good writer.

She is this beautiful and kind-hearted daughter of Nancy and John Arable and the little sister of Avery---who is 10 years old, while she is 8. She is the former owner of the runt of the litter of eleven piglets whose mother had only ten teats. She stops her own father---who was going to kill him because it couldn't get nourished and therefore, it would probably die anyway---from killing the piglet with an axe and offers to take care of him instead. She names the piglet Wilbur and takes care of him for three weeks before having to sell him for seven dollars to her uncle.

However, Charlotte, being a barn spider with a naturally short lifespan, is already dying of natural causes by the time the award is announced. Knowing that she has saved Wilbur, and satisfied with the outcome of her life, she does not return to the barn with Wilbur and Templeton and instead remains at the fairgrounds to die. However, she allows Wilbur to take with him her egg sac, from which her children will hatch in the spring. Meanwhile, Fern, who has matured significantly since the beginning of the novel, loses interest in Wilbur and starts paying more attention to boys her age. She misses most of the fair's events in order to go on the Ferris wheel with Henry Fussy, one of her classmates. Charlotte’s Web earned critical acclaim upon its release—Eudora Welty notably called it “just about perfect”—and it quickly became a beloved children’s classic.

When Wilbur gets too big to be kept in the house, Mr. and Mrs. Arable force Fern to sell Wilbur for six dollars to their neighbors and family, the Zuckermans. As Wilbur moves to the Zuckerman farm, he goes through a major adjustment period. Fern visits most days, but can’t be with Wilbur all the time, and he feels her absence profoundly even as he begins to enjoy his new routines. When Wilbur meets the astute, practical, and inventive Charlotte, he feels rescued from loneliness. Wilbur is devoted to Charlotte entirely, and when news arrives that Homer Zuckerman plans to slaughter Wilbur for meat at Christmastime, Charlotte knows she has to defend her friend.

How Much House Can I Afford? Calculator

calculate how much house i can afford

A mortgage calculator can help you determine how much house you can afford. Play around with different home prices and down payment amounts to see how much your monthly payment could be, and think about how that fits in with your overall budget. Enter your details below to estimate your monthly mortgage payment with taxes, fees and insurance. Refinance your existing mortgage to lower your monthly payments, pay off your loan sooner, or access cash for a large purchase.

Debt-to-Income Ratio

calculate how much house i can afford

Clever, a real estate data company, analyzed median home prices and median incomes for 50 metro areas to find out how much yearly income a person needs to earn to afford a house in 2024. Current HELOC rates are relatively low compared to other loan options, including credit cards and personal loans. Mortgage affordability is the lowest it's been so far this year, but conditions may improve later in 2024.

How PITI affects your mortgage qualification

A good answer would be a home that you won’t regret buying and one that won’t have you wanting to upgrade in a few years. As much as mortgage brokers and real estate agents would love the extra commissions, getting a mortgage twice and moving twice will cost you a lot of time and money. Let’s say your car payment, credit card payment and student loan payment add up to $1,050 per month. Your proposed housing payment, then, could be somewhere between 26% and 35% of your income, or $1,820 to $2,450.

Or you could look for a smaller starter home in a more affordable neighborhood. By the way, you should always aim for a down payment of at least 20%. Eligible active duty or retired service members, or their spouses, might qualify for down payment–free mortgages from the U.S.

How Down Payment Size Impacts Home Equity

Here is what your payments and required income could look like at various rates. For all calculations, we’ll assume property taxes of 1% of the home price per year and $125 per month in homeowner’s insurance, and mortgage insurance rates from MGIC. This is based on our recommendation that your total monthly spend for your monthly payment and other debts should not exceed 36% of your monthly income. The longer the time horizon, the less you’ll pay per month, but the more you’ll shell out in interest over time. Shorter time horizons will require larger monthly payments, but you’ll pay less in interest over the life of your loan. The exact amount you should spend on a new home depends on your financial situation.

How to use our mortgage affordability calculator

Currently, 30-year mortgage rates are above 7%, according to Zillow data. Today’s mortgage rates in California are 7.174% for a 30-year fixed, 6.459% for a 15-year fixed, and 8.078% for a 5-year adjustable-rate mortgage (ARM). First-time homebuyers in Los Angeles County or Orange County can turn to the Southern California Home Financing Authority (SCHFA) for help. The organization offers help with securing a home loan as well as up to 4% down payment assistance in the form of a non-repayable grant.

As a home buyer, you’ll want to have a certain level of comfort in understanding your monthly mortgage payments. Take account of your financial readiness to buy a house by applying the 28/36 rule. Lenders generally want to see that when you add up your principal, interest, taxes and insurance, it totals less than 28% of your gross monthly income.

What Happens to House Prices in a Recession?

Here are some factors that can influence the interest rate you’re offered. We took all this into consideration to estimate how much you need to make to buy a $200k, $300k, or $400k home. Mortgage rates started ticking up from historic lows in the second half of 2021 and increased dramatically in 2022 and throughout most of 2023. On mobile devices, tap "Refine Results" to find the field to enter the rate and use the plus and minus signs to select the "Loan term." Although the Golden State has high taxes, it does play host to a number of bustling industries.

That includes your mortgage principal, interest, property taxes, home insurance, PMI and HOA fees. And don’t forget you’d also need to pay a down payment and closing costs upfront, while keeping enough leftover to cover regular maintenance, upkeep and any emergency repairs that may arise. Sometimes called “real estate taxes,” property taxes are typically billed twice annually. Along with homeowners insurance, property taxes can be paid in equal installments along with your monthly mortgage payment. This arrangement is known as “escrowing” your taxes and insurance. The table above shows a comparison of 30-year vs. 15-year fixed-rate loans for a $250,000 home with a 20% down payment.

The 28/36 rule also protects borrowers as much as it protects lenders, as you’re less likely to lose your home to foreclosure by overspending on a home. LendingTree’s calculator defaults to a 30-year fixed-rate mortgage, but there’s a 15-year fixed-rate term option if you want to save on interest charges and can afford a higher monthly payment. After you close, your mortgage loan servicer will deposit part of your total monthly payment into another escrow account.

In sporadic talks between the sides, NASCAR has offered a modestly larger share of its new broadcast contract to the teams. But it has balked at the teams’ request that it share revenue from any future money streams like gambling, and it has refused their calls to make permanent the charters that teams must own to operate their cars. The charters obligate teams to enter all their cars in all 36 Cup races and two exhibitions each season. The cost of hauling cars and flying race teams around the country each week is significant.

While my favorite scents were Joyphoria and Magic Energy, my least favorites might end up being your favorites. Now, my dresser drawers are littered with perfume bottles, and I'm constantly testing out new products, which is why when I heard Charlotte Tilbury was again dipping her toe into the world of fragrance, I was intrigued. The brand launched a limited-edition fragrance in 2016, but the new collection was supposed to be entirely different. I met with the brand in Los Angeles a few months ago, and what I learned certainly grabbed my attention.

While it was fun testing all of these fragrances, I didn't particularly notice any big emotional changes while wearing them.

Since these perfumes are pretty pricey at $150 a pop, I'd suggest testing a sample or purchasing a smaller size to make sure you found your favorite before splurging on the full size. They also have a discovery set that would be perfect to test out all six fragrances. Although I would like to have more sex and increase my feelings of love, unfortunately, those weren't the scents that spoke to me. I felt most drawn to Joyphoria and Magic Energy, so I typically rotate the two of those into my scent routine. I spritz on my wrists, the back of my neck, down my shirt, and in my hair. Permanent charters would also help teams attract outside investors, who could help defray the costs of running the Next Generation cars.

Paying for a new building to house the cars would cost tens of millions of dollars more. For more than 75 years Discovery Place has inspired curiosity, encouraged invention and moved millions of visitors to develop and pursue their passions for science, technology and nature. But these enhancements don’t change the fundamentals of operating teams, owners and executives said.

A GoFundMe campaign organized by Back The Blue NC to assist the families of the slain officers had raised more than $82,000 as of Tuesday evening. Flags in North Carolina will fly at half-staff through Friday to honor the fallen officers. Charlotte Mayor Vi Lyles offered praise to the health care providers who treated the officers. Eight Officers Shot, Four Officers Killed During Investigation Charlotte-Mecklenburg Police Department

In the end, Charlotte helped kick off a debate that’s still raging nationwide, but one that ultimately had a surprisingly short local shelf life. All that means the city spends a lot of money to move very few people. In fiscal year 2022, it cost Charlotte nearly $19 to move a streetcar passenger one mile!

The killing of the four officers in a usually quiet eastern neighborhood, where a running gun battle left people scrambling for cover inside their homes, stunned residents and brought anguish across the city. On Monday afternoon, a deputy greeted Ms. Poloche at her home, bearing the news that her husband, a slightly reserved man who loved his two sons, had been shot while serving a warrant in Charlotte. By the time she arrived at the hospital, her husband had died.

The streetcar debate started under former Republican Mayor Pat McCrory, who opposed it even though he was a staunch advocate for light rail. – (Monday, April 29, 2024) – On Monday, April 29, 2024, an armed suspect opened fire on law enforcement officers in the 5000 block of Galway Drive in the North Tryon Division. Four Charlotte-Mecklenburg Police Department officers were shot, one of which succumbed to his injuries. Marshals Fugitive Task Force were shot, three of which succumbed to their injuries. The violence broke out as the task force was serving a warrant on a suspect in possession of a firearm by a convicted felon. The subject, who was not publicly identified, began shooting with a high-powered rifle, Jennings said. Task force members returned fire and killed the suspect in the home's front yard, he said.

Another resident, Mary Sutter, said she had trouble returning home from her job at a nearby high school because the neighborhood was so packed with police cars. “We’re all just shocked that this has happened here,” she said. The city council is composed of the mayor and six council members. Two council members are elected from each of the city’s two wards or districts. The remaining two council members and the mayor are elected at-large. Council member terms are four years in length; mayoral terms are two years in length.

“He fought for several hours and passed away from his injuries with his wife and family by his side tonight,” Chief Jennings said in a statement posted to social media on Monday evening. “I am truly grateful for his bravery, service and ultimate sacrifice,” he said. Officials believe two people fired at law enforcement, Jennings said. Winston said keeping single-family zoning was preserving segregation. Other council members, including Black members such as Renee Johnson and Victoria Watlington, said traditional neighborhoods should be preserved. But despite having no legal protections, there have been no news reports that I remember of people denied the right to use the bathroom of their choice.

"Our hearts are heavy tonight for the lives shattered by today's horrific shooting in Charlotte, NC. We mourn the loss of our Deputy and two Task Force Officers," the U.S. "We are grateful for all the support, and we keep the families and colleagues of all officers involved, in our thoughts." Alexis Piquero, a professor of criminology at the University of Miami who has researched crime and justice policy, said that when officers serve warrants at homes, “they have no idea what is on the other side” of a door. With the proliferation of high-powered rifles across the country, he said, the dangers for such operations have only increased. Records from the North Carolina Department of Public Safety show that he spent time in prison in 2011 and 2013.

The officers involved Monday were part of the Carolinas Regional Fugitive Task Force, McCarron said, one of the largest of the eight regional forces. North Carolina Bishop Rev. "We mourn for them and their loved ones. And we pray for the recoveries of the courageous officers who were wounded," the president said in a statement. He also called for more funding for law enforcement and for Congress to do more to combat gun violence. The city's police chief announced Monday night that a Charlotte-Mecklenburg police officer who had been wounded, Joshua Eyer, had also died.

In February, two police officers and a paramedic were killed near Minneapolis after a man, who was barricaded in his home, opened fire on the police. Officers returned fire, and the gunman was later reported dead. When they approached the residence, the suspect, later identified as Terry Clark Hughes Jr., fired at them with an AR-15-style rifle and a 40-caliber handgun from the second floor of a house, the police said. He was later pronounced dead in the front yard of the residence.

Charlotte has one major daily newspaper, The Charlotte Observer.[436] It boasts the largest circulation in North Carolina[437] and South Carolina. The median income for a household in the city was $48,670, and the median income for a family was $59,452. Males had a median income of $38,767 versus $29,218 for females. The percentage of the population living at or below the poverty line was 10.6%, with 7.8% of families living at or below the poverty line.

A 17-year-old girl and a woman were in the home on Monday during the shooting and have been cooperating with officials’ investigation, the police said. Chief Jennings said investigators were still piecing together a timeline of what had happened. Larry Mackey, a retired firefighter who lives close to the scene, said in an interview on Tuesday that he believed at least 30 minutes had passed between the first eruption of gunfire and a second burst of shots.
